The Project Process
Each of our projects follow a similar process, the result being a reliable schedule and realistic budget to meet the client's desired specification.
We engage trusted professionals to develop the basic design through to detailed 'for construction' plans and fully specified internal fixtures, fittings and finishes at an early stage in the process, enabling the build to run smoothly and delays to be avoided. At this stage we work very closely with the client to ensure that the completed property is exactly as required and that only very limited amendments will be required throughout the build. This activity is key to a successful programme and budget, and minimises any potential for client/contractor friction due to mis-understandings.
The first part of the construction phase is generally demolition (if required) and groundworks - this may be relatively simple or hugely complex depending on the site location - we have dealt with both extremes. During this phase there is usually large plant machinery on site, capable of making huge visual changes in a very short period.
When the foundations are in place, the site is ready for the main property structure to go up - BEAM often prefers to utilise modern methods of construction such as modular, timber frame or SIPs panels as these are manufactured off-site to excellent tolerances, and can be installed on site within a matter of days. This method accelerates the route to water-tightness with the swift addition of roof and windows.
Once water-tight, the '1st fix' trades can enter and install electrics, plumbing, dry-lining and carpentry. On the outside of the property the external finishes can be applied and even initial landscaping can commence.
Following this, heating systems (often under-floor) and flooring can be installed. Decorating can start, kitchens and bathrooms can be installed along with the other 2nd fix trades. Final externals can also be completed at this point once heavy traffic is reduced and no more mess is being created.
The property will be fully tested and commissioned, and a final clean conducted prior to handover to the client.
